Preparing for Marketing
If you decide to place your house on the market, we will need to conduct a visit in order to take measurements, interior and exterior photographs and prepare a floorplan. Photographs are vital when selling a property, so it is always a good idea to keep your house clean and tidy and, where possible, to get rid of any clutter. the idea is to make your home look as spacious and inviting as possible.

It is always good to make sure you have your finances in place before you go property hunting, make sure they are easily accessible and that there are no timelines in accessing your money, and don’t forget to budget for any removals and stamp duty!
Making an Offer
When you have found a property you like, it is time to make an offer. At this stage, the seller’s agent will need to know how you plan to finance the purchase, so it’s important to have ‘your house in order’ – mortgage agreed in principle, own property (if applicable) under offer and so on. You will find that if you are not in a position to proceed, some buyers will not take your offer seriously.

A good solicitor/conveyancer is vital in achieving a smooth transaction. We strongly recommend that you use a local firm rather than a large corporate hundreds of miles away. The reason being that it’s much easier to pop into their office to discuss details, sign documents and so on if it’s only a short walk/drive.
