Welcome to Meeching Estate Agents

To most people, the sale or purchase of a property is probably the most significant financial transaction undertaken in their lives. Therefore, when it is time to consider moving, it pays to choose an agent who will best look after your interests. When you instruct us to sell your home, you can expect us to provide you with the very best in professional Estate Agency services available.

The Right Agent

Our energetic approach to marketing your home, together with our enthusiasm and commitment, means we try harder to find a buyer for your property, in a timescale that suits you - and at the right price.

The attractive colour property particulars we produce show your home in its best light. Where appropriate we will also take additional internal/external photographs, which will enhance the attractiveness of your home. Colour particulars, rather then black and white photocopies, are widely accepted as an excellent way to increase the appeal of your property. This in turn should lead to an increase in the number of viewings of your home by potential purchasers.

Delivering Quality Service

The service we provide is a fundamental part of our business profile. We keep in regular contact with all our vendors and it is our intention to keep you fully informed of progress made whilst your home is on the market with us - and after a buyer has been found. We will never leave you in the dark about what is happening. With a regular market appraisal, you will always know the current situation.

Eight steps to selling your home

1. Safety first
Always keep halls and stairways clear. A roller skate on the stairs can upset the buyer and the sale!
2. Cats and canines
Ideally, neither should be seen or heard. Keep them quiet or out of the property when potential buyers call.
3. Storage space sells too!
Display the value of your storage space by keeping cupboards, basements and attics tidy. Throw out any rubbish - after all, you will be doing so when you move.
4. Music is a turn-off
And does not help when showing people around. Turn off the radio, music centre and TV. You don't want any distractions or disturbances.
5. Crowded out
Don't have too many people present - potential buyers always feel like intruders and wish to respect your privacy. Also, try not to hurry them through the house.
6. Silence speaks volumes
Don't forget conversation - be courteous, point out particular features of each room, but let the potential buyer inspect the property at their own pace.
7. The grand tour
Is fine, but if your buyer seem interested, let them have another look around on their own. Offer to answer their questions, but then allow them to view at their leisure.
8. Up the garden path
If a vendor is helpful and truthful, a purchaser will quickly sense it. Mislead them, and their confidence will quickly evaporate.
